OUR MOST POPULAR INSPECTION SERVICES
We will deliver our findings from all of these areas in a comprehensive home inspection report. We will provide you with a report containing high-quality images and descriptions that help you to negotiate fixes and/or concessions from the seller or to use it as a punch list to make repairs on your own. A home is the biggest purchase most people will ever make, and a home inspection is always recommended before buying a home.
A pre-sale inspection is similar to a pre-purchase inspection. In both cases, we will provide you with a report containing high quality images and descriptions, which in this case, you can use as a punch list that can be used as a guide to make repairs. Here is a list of systems and components that are covered in a typical pre-sale home inspection:
1. Roof
- Termites, including subterranean and drywood varieties
Builder’s One Year Warranty Inspections
After moving into a newly constructed home, it is common to notice some issues that need to be addressed. It takes a lot to build a house and it is not uncommon for things to be overlooked in the construction process. We see this as an opportunity to help homeowners find and document these issues while still within the warranty period. This way, all possible problems can be mitigated before the builder moves on to the next project.
A brand-new home doesn’t necessarily mean well built. New doesn’t even guarantee good. Houses are built by people, and not all houses are built to the same standards. When you buy a new construction home without an inspection, you’re placing yourself at the mercy of the people who built it. A new construction inspection allows you to catch construction issues early, before they become major problems down the road.
Commercial Property Inspections
Before buying or leasing commercial property, it is essential to perform a comprehensive inspection. A commercial inspection ensures that the property is safe, and that the structural components and mechanical systems are properly functioning. Our commercial inspection will typically look at the age and condition of the roof, plumbing system, electrical system, HVAC system and structural integrity.
OUR MOST POPULAR ANCILLIARY SERVICES
The EPA recommends Radon testing on every real estate transaction. Radon is a known human carcinogen and is the #1 cause of lung cancer among non-smokers. It is an odorless, colorless radioactive gas, and the only way to know if it is present in high levels is to have your home tested. Radon gas is emitted from decaying Uranium found in soil, rock and water and is especially high in areas where granite is present…
WDO (Wood destroying organisms)
The acronym WDO stands for Wood Destroying Organisms, and is used to classify pests that actually digest wood, i.e. they use your home as a source of food. Because WDO’s often present little evidence of activity, they can go unnoticed for years and can be difficult to detect. Insects included in a WDO inspection report include the following:
- Termites, including subterranean and drywood varieties
- Wood boring beetles, such as Powderpost Beetles
- Carpenter ants
Mold Swab Test/Indoor Air Quality Test
The House Doctors recommends mold testing in homes in which there are concerns of possible moisture issues, high humidity problems, or when an occupant is predisposed to respiratory issues, including those with asthma or allergies and people with weakened immune systems (such as children, elderly, pregnant women or cancer patients). Most molds are not dangerous and only cause allergic symptoms in people; however some molds have been linked to more serious conditions. We can conduct air quality testing and/or mold surface testing that will tell you what types of mold are present, and if elevated levels exist after the test is completed. A swab sample is recommended in addition to the standard air samples when a known or suspected mold issue is found.
A sewer scope is a video inspection of the lateral sewer line leading from the house at/near the foundation and connecting to the city or HOA tap or septic tank. A lateral sewer line is the privately-owned pipeline connecting the property to the publicly-owned main sewer line, HOA tap, or septic tank.
Thermal Imaging sometimes called thermal or infrared imaging is a non-contact non-invasive technology that can scan large areas with a thermal/IR camera. These cameras are able to read the surface temperature and detect potential problems. These problems or potential trouble sources could be:
